Sales Continue to Plunge

Sales of single-family, re-sale homes in San Diego County tanked in May. They dropped 43.6% year-over-year.

The average sales price for single-family, re-sale homes fell 0.7% year-over-year.

The median sales price for single-family, re-sale homes rose 2.4% year-over-year. That is the eighth month in a row the median sales price has been higher than the year before.

Inventory was fell 0.7% year-over-year. As of the 10th of June, there were 2,739 homes for sale, compared to an average of 7,739.

Days of Inventory now stands at sixty-three. The average is 131.

Days on Market, or how long it took from when a home was listed for sale to when it went into escrow, was thirty-two last month. The average since January 2001 is fifty-seven days.

The sales price to list price ratio was 98.7%. The National Association of REALTORS® considers a ratio of 95% to indicate a balanced market.

The median sales price for re-sale condos was up 1.2% year-over-year.

The average sales price for condos was down 4.5% from last May.

The sales price to list price ratio for condos was 99.2% last month.

Condo sales were down 48.6% over last May.

Condos are selling in twenty-seven days, the average is fifty-five days.

Inventory was up for the seventeenth month in a row. It rose 30.4% year-over-year. As of the 10th of June, there were 1,518 condos for sale.

Days of Inventory now stands at seventy-five. The average is 123.
